One of the biggest risks in the Nigerian real estate market is buying into a listing that looks good on paper but falls apart under scrutiny. Here is what to check before you commit.
1. Clear title documentation. Ask for the Certificate of Occupancy, Deed of Assignment, or Governor's Consent — and verify it against the relevant land registry.
2. A physical site visit. Photos can be old or misleading. A verified listing should support an inspection before any payment changes hands.
3. Transparent pricing. Be wary of prices that seem too good to be true relative to comparable properties in the same location.
4. A responsive, identifiable agent. Verified listings come from teams you can reach, not anonymous contacts.
5. Survey and boundary clarity. Especially for land — confirm the coordinates match what is being sold.
At Elsalaz Properties, every listing that reaches our site has already been through this process.
